Access Statement for Holmleigh House Bed and Breakfast

Introduction
The following statement is a summary of my provision. If you have any specific questions please feel free to contact me and I will endeavour to help. I aim to meet the needs of all those visiting Holmleigh House, a three bedroom bed and breakfast establishment. I offer three comfortable en-suite bedrooms and breakfast.

Holmleigh House is located in the East Devon town of Seaton. The house is over a hundred years old and was refurbished in 2008. There are period features and some aspects of the house may make it difficult for people with limited mobility. I aim to meet all dietary requirements, but some notice may be required.

Holmleigh House is located on a hill, a few minutes down hill walk to the seafront. The sea front esplanade is a flat walk of a mile or so. The shops, pubs and restaurants are a few minutes walk away.

Pre-Arrival
By bus…..There is a bus stop five minutes walk away at the bottom of the hill, this is a frequent bus service from Exeter to Bournemouth, it is the famous Coastlinx 53, stopping at many popular villages and towns along the route. The hill is reasonably steep. I am happy to meet you at the bus stop should you need assistance.

By train….The main railway station is Axminster, five miles away. Taxi's and buses stop outside the station. The taxi costs around £15, bus costs around £6.50 for an adult fare. National bus passes can be used on all local buses.

By car…….Directions available on the web site or on request. (usually sent with confirmation letter). There is free car parking on the roads opposite and near the premises. During busy times it may be easier to park in the public car park which is a short walk and across one road. Car parking is £1 per hour, free between 6pm - 8am. If you are staying for a week you can purchase a week long parking ticket for approximately £17 from Seaton Tourist Information Office on The Underfleet. Be prepared and bring that amount in change.

You can drop off passengers and luggage right outside the premises

Assistance with luggage is always offered to all guests.

Sorry pets are not accepted, other than Guide dogs.

Public areas: No smoking is allowed anywhere on the premises, there is a bench in the front garden which can be used.

Main entrance
Entrance is through small front paved garden, over slightly uneven paving stones there is a small step of four inches into the hallway. Access to house through a porch, another wide door takes you in to the hall.
The front of the house is well lit due to the lamppost directly outside the front gate. Large name signs are on the front and side of house.
Guests are shown the lounge, dining room and location of owners living quarters all on the ground floor. There is a bell on living quarters door which can be used for assistance in an emergency during the night.
Guests then escorted to their bedrooms on the first floor. There are no ground floor bedrooms. The stairs are not steep, and are wide, there are 14, 200mm (8inch) steps, there are hand rails on both sides. Facilities in room explained, and keys to room and front door given to guest. Key to front door is pointed out. Guests can come and go as they wish. There is no restriction on the time guest can spend in the house. Guests are expected to vacate on day of departure at 10.30am. Information folder in all rooms, with local information, emergency numbers and places to eat. Owner will book a taxi or table in restaurant for you on request.

Lounge
Is on the ground floor. All rooms have fitted carpets, and are centrally heated. Bedroom radiators can be adjusted if the room is too hot or cold.
The lounge which is on the ground floor, also has a real coal fire, which is lit in cold weather, there is a fire guard , which is always used. The lounge has two sofas and an easy chair, there is also a high backed chair. Guests are welcome to use the lounge. There are papers, books, magazines and games which can also be used. There are stools and a table in the lounge and guests with limited visual impairment should take care when walking around.

Dining Room
Breakfast is served at a pre arranged time and is served on the ground floor in the dining room. Guests help themselves to fruit/juice/cereal/yoghurt. Hot drinks, toast and cooked breakfast are served. If guests prefer, cereal etc can be served to them.
There are three tables. The chairs are high backed without arms.
Background music is played, but guests are asked if they would prefer it to be switched off.
Most diets are catered for but guests are asked to mention their diet to owner so that she can ensure guests have a suitable breakfast.

Room 1
The first room you come to at the top of the stairs. This is a twin bedded en-suite room, carpeted with radiator. Window overlooks tops of buildings and hills. Bedside lamps are touch sensitive.
There is a flat screen digital TV with subtitles available and an in built DVD player. Hospitality tray with various teas, coffee and biscuits. There are wine glasses and a bottle opener. Hair drier, dressing gowns and tissues also in room. Please request a mini fridge if you would like to keep medicines in it, or require fresh milk.
The en-suite shower room is tiled. It has a flush toilet, small sink and electric shower with screen. There is a 10 inch step up to the shower, which has a grip rail and somewhere to put toiletries. Towels, flannels and toiletries are supplied and complementary. The shower is operated by pressing one button. There is a chair, wardrobe, two bedside tables, chest of drawers in the room.

Room 2
The next room along the corridor. Corridor has two steps up. Room carpeted and has large radiator, this room gets very warm but this can be managed by turning the radiator thermostat down or off. Window overlooks the back garden. There is a large comfortable 5ft double bed, accessed on both sides the same facilities as Room 1, it also has a large pedestal sink in the room. The en-suite shower room is accessed through a narrow door and two carpeted steps down on to tiled flooring.

Room 3
Same facilities as other rooms. 5ft Double bed, accessed from both sides. Bedside tables, wardrobe, dressing table and two easy chairs. Room is at the front of the house and overlooks the road, public gardens with bowling and putting green.
Room 3 en-suite
The bedroom has an en-suite bathroom with large P shaped bath with grab rail and electric shower, you have to step into the bath which is 22inches high to access the electric shower.
There is also a hand held shower head. The toilet is 15inch high. Sink with pedestal is 33inch high and has hot and cold mixer taps.

Additional Information
Fans can be supplied on request.
All beds have a duvet and at least three pillows, more can be requested. Sheets and blankets can be requested. Pillows are non allergenic.
Laundry - an iron and ironing board can be borrowed. A laundry service is available for a small charge.
Fridge facilities are available on request.
Fire safety procedures are in place and signs available to be placed on outside of bedroom door at night if guest is hard of hearing or has a disability.
There are no ground floor bedrooms or toilets.
